What is the VA Guaranty?

The VA doesn’t fund loans directly. Instead, it guarantees a portion of each loan, reducing risk for lenders and helping Veterans secure favorable terms.


Are There VA Loan Limits?

If you have full VA entitlement, there are no loan limits. If you have partial entitlement due to an existing VA loan or past default, county loan limits apply.


What Is the VA Funding Fee?

The VA Funding Fee supports the VA loan program. It can be financed into the loan and is waived for Veterans with qualifying service-connected disability compensation.


Is a VA Loan a Good Option?

For most eligible buyers, the combination of no down payment, no mortgage insurance, competitive rates, and flexible guidelines makes the VA loan one of the strongest home financing tools available.


Can I Use the VA Loan More Than Once?

Absolutely. This is a lifetime benefit. You can use it again after selling, refinancing, or restoring your entitlement.


Can I have more than One VA Loan at a time?

Yes, you can have more than one VA loan at a time! It is possible to have multiple VA loans simultaneously and put zero down. 


What if I don’t have enough entitlement to purchase the home I want?

You may use your remaining entitlement, but then you would be responsible for 25% of the difference of the loan amount that your VA entitlement did not cover. We can help you calculate any down payment requirement if needed.


Do I need to have my Certificate of Eligibility handy prior to applying for a VA mortgage?

No. We can help you with the process of obtaining your Certificate of Eligibility.
